Littleton CO 
The Littleton CO real estate market is one of the most desirable in the Denver Metro area. The beginnings of Littleton can be traced to the Pikes Peak gold rush of 1859. Situated along the Platte River, Littleton is only ten miles south of the center of downtown Denver. The Littleton community celebrated its Centennial in 1990.
Littleton strives to retain its small town tradition within its 13.5 square miles, and currently has approximately 40,000 residents. C-470 and a light rail system are Littleton’s major arteries. The median household income for Littleton is $73,000. Colorado’s mild climate is a principal asset with an average of over 256 days of sunshine per year. The average high temperature is 65 degrees, and the average low temperature is 36 degrees.
Richard Little fell in love with the site of present-day Littleton while surveying the area. After filing a home stake and other land claims, Richard and his wife Angeline built their home in 1862. They built the Rough and Ready Flour Mill in 1867, with several of their neighbors, providing a solid economic base in the community for many years. After the Denver and Rio Grande Railroad reached the area in 1871, settlement began at a rapid pace. In 1872, the Littles filed a plat to subdivide much of their land into the village of Littleton. By the time of Colorado’s statehood in 1876, there were schools, churches, a hotel, and several stores in the village. In 1890, the 245 residents voted to incorporate the Town of Littleton.

Littleton Mayor, Doug Clark, is encouraging 7th grade students to enter the “If I Were Mayor…” essay contest, sponsored by the Colorado Municipal League (CML) and COLOTRUST. Four winners will be selected from across Colorado and will receive a certificate of achievement, a $250 savings bond, and will be invited to attend the 2008 CML Conference in June. The top winner will deliver his/her speech at a luncheon attended by elected officials from throughout the state.
Littleton is served by the Littleton Adventist Hospital, opened in 1989, one of south Denver’s premier medical centers.
Western Welcome Week is an annual community celebration in Littleton. It began in 1928 and has been held every year since. Western Welcome Week includes over 40 events benefiting dozens of local civic and charitable organizations. The festival, which is held in August, continues for 11 days, and includes the Children’s Parade, Grand Parade, and Arts & Crafts Fair.
The 24th edition of the Candlelight Walk and Tree Lighting was held on Friday, November 23, 2007, in historic downtown Littleton. Santa Claus and his sleigh came down Main Street followed by thousands of carolers holding candles and flashlights.
Rocky Mountain National Park, located in beautiful Estes Park, CO, is less than a 2-hour drive from Littleton. RMNP is one of the most scenic spots in North America, and offers the opportunity to travel Trail Ridge Rd, open May through October, situated above timberline, the highest continuous highway in the nation. The rest of RMNP is open year-round, and offers viewing of Elk and other wildlife, camping, hiking, horseback riding, mountain lakes, fishing, and meadows of wildflowers. Estes Park is the site of the historic Stanley Hotel, built in 1909, and the inspiration of the Stephen King novel, “The Shining”.
Littleton is within driving distance of many fine universities; DU-The University of Colorado at Denver, CU-The University of Colorado at Boulder, The School of Mines in Boulder, CSU-Colorado State University in Fort Collins, and The Air Force Academy in Colorado Springs.
The United States Olympic Training Center is only 60 miles south of Littleton in Colorado Springs, and is used by 12,000 athletes to prepare for Olympic competition.
Littleton is located in South Central Denver. According to the Denver Metrolist, there were 114 home sales in South Central Denver during May 2008, with an average sale price of $347,004.
During 2007, there were 93 homes sold (6% of total home sales) in the $700,000 - $5,000,000 price range; 54 of those homes sold for more than $1,000,000, and the most expensive home sold for $5,000,000.
